Here are the rates for our cottages for 2017. Please read the important notes of explanation at the bottom of this page.

A deposit of 30% is required to secure your holiday dates, with the remainder becoming due 2 months before your holiday commences, unless your holiday commences within the next 2 months, in which case the full amount is due at the time of booking. We can occasionally 'hold' dates for up to a couple of days without obligation dependant upon the circumstances, contact us direct to request this.

Important Notes

Booking Fee

From 1st April 2017 a non-refundable booking fee of £12 per booking will be added to your total holiday cost.

Dogs

Most of our cottages warmly welcome one dog, some can accommodate 2 or even 3 dogs, which is made clear on the individual cottage webpage. There is a charge £20 per dog per holiday which will be added to the total holiday cost. Please see our Dogs Welcome webpage to find out more about our policy for accommodating dogs, as we have booking conditions in this respect. If you advise us after booking that your dog will no longer be coming, we can only provide a refund of the charge prior to your final balance being paid.

'Extras'

Click on the cottage name above to view full details for that cottage, as there are optional extras at certain cottages which may be chargeable, such as extra sacks of logs for instance, but most extra's such as cots and highchairs are not chargeable but must be requested at the time of booking.

Discounts

We occasionally offer 'late booking' deals or non-standard booking periods at special rates, however any discounts or adjustments to rates in these cases are NOT shown on this page, which just shows our standard pricing.

When you click on 'check availability' on your chosen cottage page, any reductions or non-standard booking periods offered will be shown on the calendar displayed there.

If you are a returning guest you are automatically eligible for a discount of 10% on the rates shown in the table above. When booking online, please use the discount code we provided to you via email after your last holiday with us. If you can't remember it, please contact us direct and we will re-issue it or apply the discount for you.

Please note that to be eligible for our loyalty discount you must have stayed in one of our cottages previously AND your name must match against our records as a previous guest.

We are unable to combine discounts, so if a holiday is already discounted, the highest discount will apply but not both.

Price Adjustments

We occasionally reduce our rates on an individual cottage basis, for instance if we have a late vacancy. We also increase our prices from time to time in line with the market generally. However the price quoted at the time of booking is fixed and is the price you will pay, regardless of whether the original rate has increased or decreased since the time of booking.

Short Breaks

Our short breaks are 'Weekend' - 3 nights commencing Friday, and 'Midweek' - 4 nights commencing Monday (the rate is the same for either). At some properties short breaks may not be available at certain times of the year, including Christmas/New Year, peak summer weeks and some Bank Holiday weeks at some properties.

In LOW season we offer shorter 2 night 'Winter Breaks' at weekends (Fri-Sun or Sat-Mon). For these breaks, Saturday arrivals may be offered a 1pm arrival time and Sunday departures may be offered a 1pm departure time. Please enquire if this is required.

Arrival and Departure Times

Arrival time is 4pm and departure time 10am, except during '2 night Winter Breaks' - see above.

Cancellation Protection

We are unable to offer standard holiday insurance as we aren't registered as an insurance broker, however we are able to offer cancellation protection cover from 'Booking Protect'. For a fee equal to 5% of the total holiday cost, they can offer cover for cancellation of your holiday due to certain reasons. Please click here for more information: Booking Protect. If required, you can select this option on your online booking form to add it to your booking. Alternatively, you can take this cancellation protection cover at any time prior to your holiday being paid in full, just contact us direct to arrange.

We strongly advise you to take out either insurance independantly or Booking Protect Cancellation Protection because if you need to cancel your holiday, you will only receive a refund if the dates are re-booked by someone else.

Our Cancellation Policy

It's essential that you understand our standard cancellation policy, because once your booking is confirmed, you are committed to paying the full balance, even if this becomes due after the time you cancel your holiday. Please see our full Booking Conditions for more information.

In the event that you have to cancel your holiday, you must inform us in writing (email preferably) and we will make the dates available to be re-booked, but we will only be able to provide a refund if the dates do subsequently re-book. The amount of the refund may be less if we have to reduce the rate to encourage a rebooking and is subject to a £25 cancellation administration fee and the booking fee is non-refundable.

Paying for your Holiday

We accept payment by debit card, credit card (2% surcharge) and bank transfer. You can pay securely online by card or over the telephone.

DEPOSIT - We require a deposit payment of 30% of the total rent in order to secure your holiday dates for you. This is required to be be paid within 3 days of the reservation of dates (it may be a shorter period dependant upon the lead time till the holiday start date but we will advise you upon booking). PLEASE NOTE that if payment is not received within this time and you do not contact us to request an extension to the payment period, we will cancel your reservation and it will become subject to our Cancellation Policy, as we cannot reserve dates indefinitely without payment to confirm the holiday.

BALANCE - Having paid a deposit, the balance will become due 2 months before your holiday commences. If you are booking a holiday to commence within the next 2 months, the full amount is due immediately. You are legally obliged to pay the final balance even if you choose to cancel your holiday, see 'Cancellation Insurance' above.

IF YOUR HOLIDAY IS LESS THAN 2 MONTHS AWAY - the full amount is payable within 3 days of booking (less depending upon the lead time until your holiday).

Changing your Dates after Booking

If you wish to change your holiday dates after having your holiday booking confirmed, we can only do this with the agreement of the cottage owner and an administration fee of £25 will be added to your final balance.

It is not possible to change your booking to a different cottage without us having to treat this as a cancellation. This is because our cottages are privately owned and we are acting as agents for the individual owners.

Booking Conditions

Please note that we have strict booking conditions, particularly in relation to the acceptance of dogs to our cottages and the care of the property. Your booking is accepted on the clear understanding that you have agreed to adhere to our booking conditions. If any costs are incurred by the cottage owner or any other issue occurs due to a breach of our booking conditions, the person who books the holiday will be held liable and will be charged direct.

Care Bonds

You are obliged to leave the property in the same clean and tidy condition it was found, with no damage sustained or breakages. At some of our cottages a Care Bond is required to be arranged to cover any additional cleaning required over and above the usual standard clean and laundry service, and or any breakage or damage sustained to the property, found after your departure. Our booking conditions will always still apply. The Care Bond takes the form of an 'authentication' of your debit or credit card, the funds are not charged to your card unless required to compensate the owner of the property for any extra costs incurred after your departure. We will deduct any charges advised to us by the owner of the property. If a credit card is used, 2% payment processing fee will be applied.

Reserving Dates

We are very happy to hold dates for you pending confirmation that you and your party can definitely make it. Depending upon the lead time to the holiday start date, we can hold dates for you for up to a maximum of 3 days without any obligation.

However please note that payment of the deposit or full amount (depending upon how early you book) will become due within 3 days from the date of reservation.

How to Book your Chosen Cottage

To book your chosen cottage, from the cottage webpage, click to Check Availability or Book Cottage which will display a calendar showing avaiability. Select your dates and follow the instruction on screen. You can then fill in your details from there on and you will be given instructions to make payment securely online.
