A Garden Paradise in the Heart of a Beautiful Village
Situated in a very private location, in a quiet yet central spot in historic Warkworth village, this very attractive single-storey cottage has some irresistible features! Not only is it within walking distance of all the amenities of the village, the magnificent medieval castle, the pretty riverside and the vast, unspoiled beach, but it sits in the grounds of a fabulous, manicured garden containing a Swedish 'Kota' or Barbecue House. It's also suitable for those with reduced mobility or in a wheelchair, as it's all on one level and has been granted a 'Level 1 Mobility' award by Visit England.
Sleeping up to 4 people in 2 bedrooms with 2 bathrooms, this versatile cottage is suitable for couples or a small family. Well behaved pets are welcome too.

A light and airy living room with French windows leading to an attractive decked patio area overlooking the magnificent gardens. Sofa and 2 armchairs. Flatscreen TV with digital freeview channels (including radio channels). DVD player with a selection of films. iPod hi-fi docking station. Free Wi-Fi broadband internet access throughout the cottage.
Kitchen
Well equipped kitchen with all the usual appliances including dishwasher, fridge freezer, electric oven and hob, microwave, kettle and toaster.
Dining Area
Situated in between the kitchen and lounge, a dining table with seating for up to 6 people.
Master Bedroom - Twin/Superking (with en suite shower room)
A very attractive and comfortable room with two full size single beds which are convertible to a superking size bed upon request (£10 charge). Plenty of storage. Flatscreen TV with digital free view channels.
Second Bedroom
A very comfortable room with a double bed, luxury mattress and bed linen. Plenty of storage space. Flatscreen digital TV with Freeview channels. Lovely view of the beautiful gardens and Kota.
Family Bathroom
A very large and beautifully fitted bathroom, with a full size bath, large walk-in shower (one step up), wash hand basin and WC. There are windows on two elevations providing lots of natural light.
Patio and Gardens
Garden Cottage is situated within the grounds of the owner's very large and pretty south facing enclosed garden, full of beautiful flowering shrubs and trees. The garden is a delight at all times of the year and the decked patio area, furnished with a table and chairs, is positioned to take full advantage of the beautiful garden view. Being south-facing, it attracts the maximum amount of sunshine all day long and is perfect for breakfast al fresco or enjoying a glass of wine on an evening. There are bird feeders which attract a wide range of garden and wild birds, including woodpeckers. The main entrance gate can be closed at anytime to allow children or a dog freedom to enjoy the grounds.
'Kota' or Barbecue House
A fabulous feature of Garden Cottage is this wonderful Barbecue House or 'Kota' as they are known as in Sweden where they originate. Tardis-like, it accommodates up to 8 people comfortably and is perfect for enjoying a barbecue at any time of the year - but particularly in the winter, when it's so unexpected to be able to do such a thing! The Kota is well equipped with all the plates, cutlery, etc. that you should require and an initial supply of charcoal is supplied to get you into the swing of it!

Will will soon add a map to show you the exact location of Garden Cottage, but in the meantime, it is situated in the heart of the conservation area of historic Warkworth Village. You can walk to all the shops, pubs, restaurants, etc. in the village, the magnificent castle is just a couple of hundred yards away and the beautiful beach of Warkworth is around a 1 mile easy walk or drive.
