Essential information - what's included?
Rental Duration
Our properties are available for weekly lets and short breaks all year round. The rental period starts on a Friday afternoon at 4:00pm and and ends on the day of departure at 10:00am. Increasingly popular are our short breaks of Friday-Monday and Monday to Friday which are very good value. Please see our availability page for vacancies.
What does the price include?
Our charges are fully inclusive of all power, bed linen, towels (but not beach towels) and t-towels and include VAT. An initial supply of logs for open fires and wood-burners is provided from October to March, further supplies can be purchased locally.
High chairs, travel cots, stairgates, a bottle steriliser and a 'baby back carrier' for walking are available upon request as 'extras' at no additional charge. Cot bedding is available to hire at £5.00 per week per cot or you can bring your own. A full size pushchair (Graco Explorer 2008 model) is available to hire at £10 per week.
A Sony Playstation 2 games console with 8 assorted games is available upon request at no additional charge (subject to availability, although we have several).
A complimentary welcome pack of a tea and coffee selection, sugar, fresh milk, biscuits or home-made cake, sweets and a drink for the children, a treat for your pet, fresh flowers, a bottle of good white wine and a bottle of local beer will welcome you upon your arrival.
Complimentary toiletries are provided for all adult guests.
A full set of cleaning materials, vacuum, brushes and cloths are provided. At least one hairdryer and shaver points or adapters are also provided in each property.
All of our properties have at least 1 colour TV, family sized properties have at least 2, usually wide screen or flat screen, Digibox's, DVD players and Hi-fi's. Sunny, Lane End, Ceolwulph and Tall Trees also have VHS Video players. A selection of DVD's, CD's, books and videos (where appropriate) can be found in each property, along with a small selection of toys and childrens books in the larger properties. Board games or similar are provided in all of our cottages.
The kitchens in all of our properties are extensively equipped with all the essential equipment you will need for your stay, including coffee machines, a grinder in Coquet View, a bread maker in Tall Trees, juicers in some, baking equipment such as scales and mixers in most and a selection of good, inspirational cookery books. See each property page for specific equipment provided.
Magdalene, Ceolwulph and Coquet View all have BBQ's, but you'll need to provide your own coals.
Tall Trees has 2 full set of golf clubs available to use at no extra charge.
All our cottages have telephones which accept incoming calls and you can make outgoing calls with a credit or debit card.
Wi-fi broadband access is available at all of our cottages at no charge. If your laptop does not have wireless capability, we can provide an ethernet cable to use at all cottages EXCEPT Coquet View, where only wireless connectivity is possible.
Chargeable "Extras"
Please see our "Extras" page for details of items and services you can request at the time of booking. Some items are chargeable, many are free of charge. More information is provided at the time of booking. These include a special celebratory bouquet of fresh flowers and/or a bottle of quality champagne, children's equipment, beds for dogs and extra housekeeping.
Subject to arrangement, we can provide a babysitting service (fully CRB checked) upon request at a competitive rate, please call to enquire.
If you require an initial supply of groceries, this can easily be arranged. Just tell us what you would like and we will have them waiting for you in your accommodation for a charge of £8.00 in addition to the grocery bill. Alternatively, on our 'Need Groceries' page, there is a link to the ASDA website, where you can order your groceries on-line to be delivered at a time to suit after your arrival. We also list all of the local food stores for you to shop once you arrive.
Guests with Disabilities
Some of our properties are more suitable for guests with disabilities than others, please call for advice as we are intimitely familiar with the detail of each property and can advise where there may be any difficulties. We are currently compiling a comprehensive access statement for each cottage which will soon provide on-line detailed information so you can assess the suitability of your chosen cottage for your specific needs.
Dogs welcome
Dogs (maximum 2) (and occasionally a very well controlled cat) are permitted in our properties, as we are dog lovers ourselves, so understand it would be a shame for them to miss out on what is their holiday too. We charge £15.00 per dog per week. However, the acceptance of your booking is with the strict understanding that your dog is extremely well-behaved, not allowed on any furniture or beds, they are clean before entry to the house and do not damage any of our property. Gardens and shared areas must be kept clean and any additional cleaning we incur after their departure will be charged to you. We can provide details of a local boarding kennels for overnight accommodation away from the property if this option would be more suitable.
Rent Waiver Scheme
If you have to cancel your holiday for any reason, you will lose your deposit and will be obliged to pay the balance unless the property is re-let. However, if you participate in our Rent Waiver Scheme, we will refund your deposit and refund or waive payment of the balance due if you cannot fulfil the contract due to the ill health of one of your party or the death of a close relative. The charge for this is 5% of the rent. Please state at the time of booking if you require this. If you choose not to participate, please ensure that you have appropriate holiday insurance. All of our properties are strictly non-smoking.

Booking enquiries can be made via e-mail or by telephone. A deposit of 50% of the rent is required at the time of booking with the balance due at least 8 weeks before your arrival date. Bookings made within 10 weeks of the holiday start date must be paid in full at the time of booking. The booking is not confirmed until the deposit has been paid. Payments can be made by cheque mailed to us or credit/debit card. Our full booking conditions are available on-line and will also be provided a the time of booking.
