We've recently completed the renovation of this beautiful double-fronted detached Grade II Listed Georgian house, located on the banks of the River Coquet in the pretty and historic village of Warkworth and we're delighted with the result. With lots of original features and tons of character, this lovely old house has been gently brought into the 21st century with its charm and integrity intact. The walls are hung with many pieces of original art from mostly local artists of renown who regularly exhibit in the art galleries of Warkworth Village. Furnished and extremely well equipped to 5 Star VisitBritain standards, it is awaiting grading. Coquet View offers the perfect luxury holiday home; stylishly furnished, luxurious and extremely comfortable, for 6/7 people.
The lounge is very spacious, with a woodburning stove in an inglenook fireplace surrounded by luxurious, comfy sofas. This room houses a large screen HDTV with freeview and recordable DVD as well as a Bose
music system with MP3 connection. There is a large selection of DVD's and CD's to suit all ages and many tastes. A PS2 games console with twin controllers and a selection of 8 games to suit 3 year old to adult is available for use, free of charge, upon request. There is a house payphone with free wi-fi Broadband internet access. Two, almost full length, shuttered Georgian windows offer unobstructed views of the beautiful River Coquet, with its abundance of wildlife.

There is a separate 'reading' area with sumptious velvet armchairs and a large variety of reading books for all ages and tastes, maps, guide books and magazines are provided.

Leading from the lounge is a spacious and sunny dining room with a beautiful, solid oak, extending dining table, seating up to 8 (just ask for extra chairs) and there are 2 cupboards full of toys and games for children and adults. We also have a trunk full of childrens dressing up outfits available upon request (subject to availability).

The kitchen, just off the dining room, has a granite topped table and chairs and is well equipped with integrated appliances in cherry wood units. Stainless steel electric oven, gas hob, combined microwave oven and grill, large fridge freezer, washing machine, dishwasher, Gaggia coffee machine, coffee grinder, toaster, kettle, juicer and toastie maker. Iron, ironing board and airer. A tumble dryer is housed in a useful large stone store room adjacent to the kitchen, where there is also a belfast sink. This room is useful for securely storing bikes, buggies and mucky boots. There is an extendable washing line.

A bathroom with white suite comprising bath, electric shower, WC and WHB and built-in vanity storage is located on the ground floor.
French windows lead directly from the kitchen to a large sunny and private patio, with luxury patio furniture. An interesting feature of the patio is a natural well (safely secured for the little ones!).

A pretty, enclosed garden with summerhouse and BBQ leads from the patio. A large summerhouse is provided as a playhouse for children with a sofa and a variety of indoor and outdoor toys.

Upstairs there are 3 large and very attractive double bedrooms with original Georgian sash windows. Complimentary Korres designer toiletries are provided for adult guests and all our towels are luxuriously white and fluffy. We only use top quality bed linen, duvets and pillows. A folding bed is available upon request for a small charge, which can be used by under 16's only and placed in Bedroom 2.
Bedroom 1 is decorated in a warm pale green and cream colourscheme with antique style Georgian pine furniture. It has a kingsize bed with luxury pocketsprung mattress, plenty of wardrobe space and a full en-suite luxury bathroom.

The luxury en-suite bathroom is fully tiled in Travertine marble and has an extra large bath with shower over, WC and WHB in a vanity unit. The large sash window provides a lovely open garden view.

Bedroom 2 is an exceptionally pretty room. It has french country style furniture, including a superkingsize bed with a luxury pocketsprung mattress and it has fabulous river views. It also has a pretty en-suite washroom/WC.


Bedroom 3 is furnished opulently in French country style, with fabulous lighting and has twin beds which can be converted to a superkingsize bed upon request. There is a flat screen HDTV with freeview in this room, although it could be moved to any bedroom, as they are all equipped with aerial sockets. This bedroom has the same wonderful river views as bedroom 2.

There are views of either the Coquet River or a 'village view' from all bedrooms. The large landing window provides a view of Warkworth Castle. A house telephone (payphone) is provided along with FREE Wi-fi broadband internet access. A Playstation 2 games console with a selection of games is available upon request at no additional charge. A folding bed, suitable for under 16's only is available for a small charge upon request. Two cots and highchairs are available at no additional charge, as well as other baby equipment including a pushchair. Very well-behaved and clean dogs are welcome under strict conditions for a small additional charge. We provide food bowls, towels and, for a small additional charge, beds for dogs.
Coquet View has full gas fired central heating, via underfloor heating and radiators which, along with the ambience of the efficient woodburning stove in the lounge, ensures the house is warm and cosy all year round.
Most of the rooms provide uninterrupted views, through original large Georgian sash windows, of the beautiful River Coquet, where you can watch boats go by, herons, swans and ducks and even spot seals and otters popping their heads up every now and again!
The walks along the river and around the village, directly from the house, are magical and all the amenities of the village, such as the interesting gift shops, art galleries, coffee shops, restaurants and village pubs are just a easy, 5 minute stroll away.
