About Coquet Cottages

Over the last 25 years we have grown from just 1 privately owned holiday cottage in pretty Warkworth village, to over 150 luxury, hand-picked holiday homes, stretching from Amble by the Sea to north of Bamburgh, west over to Rothbury and into the Tyne Valley including historic Corbridge.

Starting in 1997, our small holiday cottage on the Coquet riverbank in Warkworth quickly grew to 6 holiday homes in the village and with it, Coquet Cottages was born. We saw a gap in the market for luxury, 5* hotel-standard self-catering accommodation in Northumberland, which was proving difficult to find – even more so with a dog! So setting out with our ethos of ‘5 star luxury dog-friendly accommodation in Northumberland’, we quickly realised that this niche sector was in very high demand.

  • A full professional photo shoot for your property including staging by us.
  • A 3D virtual tour, ‘dollhouse’ interactive floor plan, and regular floor plan.
  • A personalised Digital Guidebook ‘app’ created for your property, containing essential information about your property, local information about the area, offers and recommendations. Guests have everything at their fingertips from the point of booking to the end of their holiday, enhancing the customer experience from the very beginning.
  • A selection of high-quality Coquet-branded items such as pens, key rings and our Escape magazines are provided to you and other items are available to purchase, such as a branded Visitors Book, consumables for your welcome hamper and more.
  • Accessibility statement – a minimum requirement that we create for you.

I'm looking to invest/buy, where do I start?

Trying to decide what kind of property and location is going to perform the best, especially if you’re not that familiar with Northumberland, can be daunting. I've just purchased a property, what do I do now?

You’ve taken the plunge, congratulations! Whether you’re at the start of a 2-year renovation project or the property just needs a few extra personal touches, we could offer some invaluable advice to ensure your holiday home is as marketable and versatile to customers as possible.

As our portfolio are all graded at a minimum of 4 stars, some extra touches will be required that you may not have considered, and we’re also able to provide some handy hints to make the operations smoother.

At this stage, a viewing of your property would be the best way for us to visualise the end project or to help with those last finishing touches. We may ask for some photos or a link to the original sales particulars before we visit, to enable us to better prepare for the visit.

I'm seeking a better agent, how do I transition?

You have a holiday home that’s running well (or maybe not as well as it could) and you’re seeking to change agents.

Whether you’re looking to improve revenue, seeking better support and guidance from your agent or you simply want to be able to pick up the phone and speak to a local person without going through a national call centre, this is where we can help you.

The best bit? You can still enjoy your own holidays there, with 12 weeks per year of owner use and no restrictions on when this is taken, this is the best of both worlds! Certain areas of your home may need to be adapted to what’s expected in a luxury holiday cottage, but that’s where we can help.
