Newfield House sleeps 14 guests in 7 double rooms, all complete with an en suite. There is a huge lounge, dining room, cinema room, office, open plan kitchen-diner and an additional lounge. As well as the full-size heated pool, hot tub, sauna, large bar with bespoke leather seating, enclosed garden and private, gated parking for up to 7 cars. 2 dogs are welcome too. Located in the pretty village of Hepscott, you can reach the affluent market town of Morpeth in less than 10 minutes in the car and the nearest Northumberland beach is at Cresswell, just 20 minutes drive away.

Newfield House sleeps a total of 14 guests in 7 double bedrooms, all with en suites bath/shower rooms and spread across 3 floors. This includes the ‘annex’ bedroom, which is essentially a self-contained flat accessible from the house.
Downstairs you have a multitude of recreational rooms – a fabulous lounge with huge TV and grand piano, a separate dining room, study, indoor heated pool with sauna, hot tub, bar and lounge, open plan kitchen with snug, utility room, downstairs WC, cloakroom and cinema room. There is most definitely enough room for a group to all spread out!
In the manicured and fully enclosed gardens you will find a charcoal BBQ (bring your own coals) and seating around a table for up to 8 guests. The garden to the front and rear is enclosed with private gates at the front too, so children and dogs should be able to play safely.*
Two dogs are very welcome here at Newfield House, although they must be kept on the ground floor at all times and ideally should sleep in the spacious and warm utility room overnight. They must not be left unattended in any room with soft furnishings. The upstairs gallery landing is fully gated with in-built stair gates for children and dogs. 1 travel cot and 1 highchair is available for use upon request.
* Please do check the garden and perimeter on arrival to ensure you are satisfied your children/dogs cannot escape, neither us or the owner can take any responsibility for escape-artists, which is why we describe the garden as enclosed but it may not be ‘secure’, so you need to take responsibility yourself to ensure your children/dogs cannot escape.
Access the driveway via the electric gates (you will be provided with a code for access upon arrival). As the gates open, prepare to be amazed as the driveway leads to the water feature in the centre of the turning circle. Parking at the front is for up to 7 cars.
Enter into the hallway through the double oak doors, and you’re faced with the stunning sweeping staircase. You can access all rooms from here, and you can hang up shoes and coats in the separate cloakroom.
The main lounge has a huge crushed velvet corner sofa seating 12-14 guests, very comfortably. The sofa is centred around a wall-mounted Smart TV which sits above the impressive electric fire. Set within the window is a beautiful Grand Piano. We ask guests not to play on this in case of damage, unless they are accomplished piano players already. Ambient lighting makes this room very cosy considering the size. Huge windows overlooking the gardens provide plenty of natural light, as well as access outside.
The beautiful kitchen is certainly one made for entertaining. The ‘hub’ of the house, friends and family can gather here before heading to the bar for pre-evening drinks. As well as the kitchen being open plan with two islands, bar stools and a table with 6 chairs, it also leads to the ‘Snug’ which is perfect for relaxing before dinner or children playing whilst parents chat.
The kitchen is incredibly well equipped (of course!), with a huge range oven, gas hob, American-style fridge/freezer, built-in Nespresso machine (with initial supply of pods), 2 x microwave/convection ovens, a steam oven, 2 x dishwashers, wine cooler, Tepanaki hot plate, toaster and kettle. Beautifully designed, the kitchen has plenty of storage and surface space, as well as 3 bar stools for casual dining. The kitchen leads out to the patio and garden, as well as the utility room.
The snug has a corner sofa and a large, wall-mounted Smart TV, as a selection of games for various ages. The snug is enclosed with a wooden rail and a bespoke gate, which is perfect for little ones to play safely.
The stunning dining room will make you ‘green with envy’! Seating 8 guests around the large round table, the view is out to the front of the house from the huge sash windows and with ambient lighting around the room, it is the perfect place to enjoy an evening dinner. There is another table and seating for 6 guests in the kitchen area.
Fun for everyone, the cinema room is certainly the talking point of the house. This room is dark and moody, perfect for setting the scene to enjoy a good film. Choose from the wall-mounted Smart TV or the projector screen which comes from the ceiling, for the ultimate cinema experience!
The deep leather sofas can seat a total of 9 guests comfortably, a couple more at a squeeze. Underfloor heating warms the room and all the technology is easily controlled through the Home Automation System.
The perfect place to gather for pre- or post-dinner drinks, this impressive room leads to the pool room through floor-to-ceiling glass doors. Drinks aren’t included, but you’ll have lots of space to store your own drinks and there are plenty of glasses to use glass in the bar and acrylic in the pool area. Choose to relax on the high bar stools, lounge seats or the bespoke fitted leather seating, whilst enjoying music throughout the house from the intelligent speaker system.
The Pool Room
The pool room is gorgeous, the pool is heated. The room itself is very warm, so is lovely to relax in even if swimming isn’t your thing. As well as the pool, there’s a sauna seating up to 7, a hot tub for up to 8, 2 loungers, additional seating and bi-fold doors leading to the garden. Directly above the pool is a glass atrium letting in natural light.
The bi-fold doors are kept closed outside of the warmer summer months, as otherwise the heat escapes incredibly quickly and such a huge space can take many hours to regain lost temperature, the water cools and the pool becomes very difficult to keep warm. There is a glass wall between the bar and the pool area, with a glass door which is to be kept locked if no adults are present to supervise children.
Another room of great size, the study has been left for guests to enjoy some quiet time if work happens to call. There’s a desk, chair and pretty views to the front of the house from here, as well as it being tastefully decorated. (Computer equipment shown is not provided for use.) There is a selection of books and board games.
Accessed from the kitchen, the laundry room is of a very good size and leads out to the garden. There’s a washing machine, tumble dryer, sink and tons of storage. This is a great room for dogs to sleep, as it is warm and dry and can be sectioned off. There is a vacuum, ironing board, iron, clothes steamer, steam floor cleaner and mop and bucket.
This fully-tiled WC has a feature sink, WC, bidet and heated towel rail, as well as a mirrored storage cabinet.
This very useful room is right next to the entrance. It has fitted cabinets for shoes, coats and accessories so everything can be kept tidy. Shoes must be removed upon entry to the house, and stored in here. Slippers are provided.
The grand stair case leads to the first floor galleried landing, where 6 bedrooms can be reached from here – the ‘annex’ bedroom can be accessed from the cinema room.
Master Bedroom with en suite and dressing room
This impressive bedroom even has a balcony with seating for 2, overlooking the front of the house. Beautifully decorated, this bedroom has a super-king-size bed and gorgeous furnishings. There is a wall-mounted Smart TV with Blu-Ray player and superb sound system to equal the cinema room.
The dressing room is every woman’s dream (and maybe every man’s dream too!). With enough storage for every guest in the house, this gorgeous room has an island in the centre for storing smalls, 3 pretty sash windows look out to the front garden and opposite is a mirrored wall with dressing table. You’ll really enjoy getting ready in here (and might not want to go out!). A hairdryer and heat mat for straighteners is provided.
The en suite bathroom is heavenly, with a sunken Jacuzzi bath this is a very romantic and relaxing space. Looking out to the front of the house from the 3 sash windows, this bathroom has a unique shower which is built into the wall with a rainfall head, a WC, bidet, 2 sinks with storage and mirrors above, a Smart TV built into the wall, a large heated towel rail, underfloor heating and 2 additional wall-mounted radiators. Temple Spa complimentary toiletries provided. Could you ask for more?
Bedroom 2 with en suite bathroom
This lovely room has a double size bed (4ft 6″), wardrobe, chest of drawers, and 2 sash windows. Luxury linens, towels and a hairdryer are all included as standard.
The fully-tiled en suite has a walk-in shower with rainfall head, small corner jacuzzi, sink, bidet, WC, heated towel rail and mirrored cabinet storage. Temple Spa complimentary toiletries provided.
Bedroom 3 with en suite bathroom
Overlooking the rear garden, this room has a very ‘green’ view. King-size bed (5ft wide) with a wardrobe and drawers. Luxury bed linen, towels and a hairdryer are all included.
The fully-tiled en suite has a Jacuzzi bath with shower attachment, sink, WC, 2 heated towel rails, storage and views to the garden too. Complimentary toiletries by Temple Spa provided.
Bedroom 4 with en suite shower room
This bedroom has a kingsize bed (5ft wide), dressing table, wardrobe and large windows looking out to the rear garden. Luxury bed linen, towels and a hairdryer are all included as standard.
The fully-tiled en suite shower has a large, walk-in shower (wet-room style) with rainfall head. Complimentary toiletries by Temple Spa provided.
Bedroom 5 with en suite bathroom
Another lovely room with a double bed (4ft 6″), wardrobe, dressing table and drawers. Luxury bed linen, towels and a hairdryer are all included as standard.
The en suite bathroom has a bath, WC, large sink, storage, heated towel rail and walk-in shower with rainfall head. Lovely view out to the gardens. Complimentary toiletries by Temple Spa provided.
Bedroom 6 with dressing room and en suite bathroom
Wander up the gorgeous wrought iron spiral staircase to the 6th bedroom. Once the attic, this huge space has been converted into a bedroom. There is a superking size bed, ample storage in the bedroom including in the dressing room, a sofa and coffee table with 2 chairs. Hairdryer provided.
The en suite bathroom is open plan to the bedroom, with the WC and bidet behind a locked door. there is a large ornate bath, huge walk-in rainfall shower, double sink and heated towel rail. Complimentary toiletries by Temple Spa provided.
For obvious reasons, this bedroom can be tricky to access due to the narrow spiral staircase, so please do bear this in mind.
This bedroom is in fact a fully self-contained apartment, once used for a ‘live-in Nanny’. As with the rest of the house, no expense has been spared here in this open-plan apartment. You will find a double size bed with luxury bed linen and towels provided. Hairdryer. There is a full wall of fitted wardrobes and other furniture. A leather corner sofa, armchair and flat screen TV are in the lounge area, which is all open plan. There are lots of Velux blinds in the Annex letting in plenty of natural light, and all Velux windows are fitted with blackout blinds. However there is a large arched window above the stairwell that has no window covering, so this will let some light into the area even when all the Velux blinds are closed.
The fully-fitted kitchen has every appliance such as an American style fridge/freezer, sink, dishwasher and hot water tap, but we do not encourage you to cook here. For this reason, no cooking equipment or utensils are available, with the exception of a hot water tap, mugs/teacups and spoons.
The en suite bathroom has a large walk-in shower, a Jacuzzi corner bath, sink, WC, bidet and heated towel rail. Complimentary luxury toiletries by Temple Spa are provided.
The annex is accessed via a separate staircase leading from the cinema room.
The pretty garden is private and not overlooked, and also fully enclosed and lawned. It’s furnished with a table and chairs, as well as a gazebo. A charcoal BBQ is also available, for which you need to bring your own coals. Many of the downstairs rooms lead to the rear garden.

Two babies welcome. 1 travel cot and 1 highchair is available for use. The upstairs gallery landing has an ornate balustrade which has inbuilt gates for preventing children from accessing the stairs. Due to the nature of the stairs, a stair gate cannot be fitted at the bottom. The snug within the kitchen also has a gate, which is suitable for watching children whilst preparing meals in the kitchen.
Two well-behaved dogs welcome for a charge of £20 per dog per holiday. Booking conditions apply. Dog sitting service available. On the stairs and upstairs there are light carpets throughout. Dogs are not permitted upstairs under any circumstances and the balustrade gates must be kept closed to prevent this. The floors downstairs are all tiled/wooden hard floors. We recommend dogs are kept in the utility room overnight, they must not be left unattended in any room with soft furnishings.
The entire house has an intelligent system to play music in each room and which controls the lighting throughout the ground floor. Each room downstairs has smart lights to control ambient lighting. All TV’s in the house are Smart TV’s. Free, unlimited Wi-Fi. It is planned to provide a telephone for incoming calls only, outgoing calls to emergency services only, although this is not yet installed at the time of writing. Mobile reception inside the house is patchy, depending upon which network you use.
Garden & Outside
The immaculate gardens are enclosed and lawned, with furniture at the rear. The front is also enclosed with solid remote-controlled electric gates.
A small charcoal BBQ is available for use in the summer (bring your own coals).
Private parking is available for up to 7 cars on the driveway which is gated. Additional cars can be parked on the roadside outside the driveway entrance if required.
Accommodation is across 3 floors and is not suitable to guests who struggle with stairs, as there are no ground floor bedrooms.
Please be Aware
Each bedroom is a double, with no twin beds available in the property. All bedrooms are en suite but additional an additional WC is on the ground floor as well as in the pool suite, Whilst most of the ground floor is level, there are very small steps between some rooms. No bedrooms are on the ground floor. The formal dining room seats 8 guests and the large table in the kitchen seats 6 guests, with an additional 3 bar stools in the kitchen too. Unfortunately, no extra dining seating can be provided, so please be aware that is is not possible for 14 guests to dine together.
We do not accept hen parties, stag parties or single-sex parties.

All duvets and pillows are non-feather, suitable for those with allergies, and high quality linens provided.
Please see individual bathroom descriptions for details of each en suite. There are a mix of Jacuzzi baths and showers, suiting all needs. There is also a downstairs WC.

Pool, Sauna, Steam Room and Hot Tub
The pool and other facilities are a fantastic feature of Newfield House and you’re guaranteed to have lots of fun! Naturally, there are regulations that you need to adhere to when using the pool and other facilities, so please ensure all members of your party read the guidance provided. The pool and pool suite is heated and the doors to the gardens must be kept closed to conserve the heat. The hygiene of the pool and hot tub is managed weekly by pool maintenance staff. This will usually be carried out on the changeover day, so no guests are inconvenienced, however if ever they require access at any time during your stay we will arrange this with you.
The doors to the bar and pool area can be kept locked to prevent children having access without an adult to supervise them. Under no circumstances should any alcohol be consumed in the pool, nor should any glassware be taken into the pool area. Plastic glasses are provided in the bar for use for soft drinks in the pool area.
The bar is a great place for socialising before or after diner (or any time you fancy!). The bar is not pre-stocked with alcohol, and we’re not able to fill it for you. However, you are welcome to bring any drinks you wish on holiday with you. There are enough glasses in the bar area without needing to visit the kitchen. Please keep bar glassware in the bar area, separate from the glassware in the kitchen.
Care of the Property
Our ‘Coquet’ properties are much-loved privately-owned holiday homes into which our owners have lavished much care and investment to create beautiful places for their guests to enjoy. Newfield House is an exceptional holiday home with many additional, amazing features to add to your holiday experience. We therefore require a cautionary Good Housekeeping Deposit of £950 to cover the owners’ costs for any damage/breakages which may occur or cleaning costs over and above the usual changeover clean, up to the value of the deposit. Booking conditions apply, it’s essential that all members of your party are familiar with the booking conditions as the person who books the holiday is contractually liable for any costs incurred by any member of the party. Any costs incurred above the value of the security deposit will be charged to the person who booked the holiday.

As an experienced home user i have stayed in some incredible houses including small castles! This house was magnificent, i would return in a heartbeat. The leisure facilities were fantastic as were all the bedrooms. The fact that we could take two dogs was also a real bonus. Had a rural feel yet everything you might need was in easy reach. Our basket was great. The biscuits went down a treat and the butter was very useful. However, it is the first time the dogs had their own basket and they love their treats. The information on where we could visit with the dogs was also a first and very appreciated.

Tips from a local
The Northumberland Arms is located in the idyllic village of Felton. A modern pub with a great atmosphere and also a very good restaurant too. Open all day for breakfast, lunches and dinners, and bring your dog in the bar area too! The beer garden sits in the shelter of trees by the River Coquet and a 16th Century Bridge. The perfect place to enjoy a tipple or two!
Tips from a local
If you like to get out and explore, why not visit the local market town of Morpeth? You’ll find Carlisle Park and wander around the sculptured gardens where you’ll find a great play park for kids – it also boasts the Turner Garden, which was created to celebrate the life of the botanist, William Turner, who was born and educated in Morpeth. Or stroll around the pretty riverbank and over the foot bridges to wander around the leafy paths lining the river Wansbeck.
If shopping is your thing, as well as the selection of great local shops all over the high street, head to the Sanderson Arcade where you’ll find premium shops and cafes to browse. There’s Rutherford’s, the family-run department store full of boutique home wares, clothing and accessories which has been open since 1846. On the first Saturday of every month, the town plays host to a local farmers market in the market place and the regular market is on every Wednesday.
Tips from a local
Discover Wallington Hall, where an historical house meets rolling hills, woodlands and walled gardens. Soak up the atmosphere of the tranquil East Woods and discover the hidden walled garden, hidden behind high walls at the bottom of a woodland valley.
Explore miles of footpaths and trails on our huge estate, a good walk is the perfect way to enjoy all seasons in the Northumberland countryside. You can also hire bikes when you visit and take the Dragon cycle trail on two wheels, enjoying the fresh air and country views.

The beauty of being in a luxury holiday cottage is that you have the facilities to be able to enjoy the property your staying in whilst being cooked for! Why not take advantage of this and book a personal chef to come to host a dinner party for the whole group, or just cook a romantic dinner for 2. What’s not to love?! From the second the gates open, Newfield house is absolutely breath-taking. The building, grounds and decor are stunning and the facilities are above and beyond anything you could ask for during your stay.
For me, breakfast on the balcony from the master bedroom overlooking the impressive grounds, followed by a dip in the private pool is the perfect morning. The property is a venue in itself so you don’t need to venture out if you don’t want to, but St Mary’s Inn near Stannington is just a few miles away and is excellent for lunch or dinner. Returning to the house in the evening, you have the luxurious bar area for a tipple, and as a huge film fan the cinema room with projector screen and dimming lights is the perfect night in.
Newfield House is perfect for hosting a get together with friends, is very family friendly, and welcomes pets too – great for any occasion!
