This attractive and cosy family home has been lovingly restored to create the quirky, comfortable and spacious holiday home it is today a place you’ll want to return again and again.
The Old Manse is perfect for family and friends get-together’s, a comfortable base for long walks on the beach and cosy nights in front of the fire. The beautiful, well-maintained garden with its huge lawn is a wonderful feature of this old, characterful property. It’s completely enclosed, which is perfect for young children and pets to run about in. A unique feature of The Old Manse is the ‘Kota’ in the garden – an all-season BBQ house where you can enjoy family BBQ’s, or just a gathering around the cosy fire with a few drinks, all year round!
This fabulous coastal home is just 10 minutes easy walk to the harbour town of Seahouses, In Seahouses you’ll find a eclectic and interesting collection of pubs, restaurants, cafes and great little shops, as well as a traditional working harbour where you can watch the fisherman bringing in the daily catch, boat trips to the beautiful Farne Islands and a super sandy beach.
The Old Manse sleeps up to 11 guests in 5 bedrooms. There are 4 shower rooms and 1 family bathroom. There are two rooms with king-size (5ft wide) beds, two rooms with twin single (3ft wide) rooms that can both be converted into super-king (6ft wide) double rooms, and one bedroom with 3 single beds (2 of which can be made into a super-king double bed).
The lounge is very cosy and decorated in a cosy but colourful style, with interesting artworks and is just perfect for all gathering around the fire. The dining room is a great place for everyone to enjoy a lazy Sunday breakfast or a homely meal, whilst the garden room is a great space to enjoy the view of the garden.
The Old Manse welcomes 2 well-behaved dogs and has free Wi-Fi, as well as private parking for 4 cars. A lovely feature is the large, enclosed and lawned garden, which provides a wonderful space at all times of the year.
The best feature of The Old Manse however, is the ‘Kota’, an all-season BBQ house. Fully equipped with all the BBQ tools, crockery and cutlery you should need, the Kota is a real talking-point and is great to relax in the summer, but even better in the winter, warming by the fire.
The main entrance into The Old Manse is into a small hallway, where muddy boots and coats can be deposited. You then enter straight into the lounge.
The cosy lounge is beautifully decorated, with a wood-burning stove in a sandstone fireplace at its heart. The sofas and armchairs seat a total of 10 guests comfortably. There is a large Smart TV with soundbar and Netflix. From the end of the lounge you can access the ground floor bedroom and there’s a glazed door leading out to the rear garden. An initial supply of logs are provided for the wood-burning stove between October and April, with further supplies available to buy at the garage in nearby Seahouses.
The dining room is another gorgeous room with a grand inglenook fireplace housing another wood-burning stove. There is ample seating for 11 guests around the table and an initial supply of wood is provided between October and April for the fire. You can access the conservatory and the kitchen from here.
The kitchen has all the appliances and kitchenware you need for your holiday. There’s an electric oven and hob, fridge, freezer, dishwasher, microwave, toaster, kettle and filter coffee machine. A single door leads out to the patio and on to the garden from here too.
This small room houses a washing machine, tumble dryer and separate WC, as well as an additional fridge and the microwave. Photo to follow in the spring.
The conservatory is a lovely area to sit in the warmer months to enjoy the garden. There is a table with 4 chairs and some alternative relaxed seating in here too if you wanted to spread out. This room doesn’t have central heating so in the winter months it will be cool.
Ground Floor Bedroom (5) with en suite
This spacious room is on the ground floor but accessed up 2 steps. It has a twin single beds (3ft wide) that can be converted into a super-king-size upon request for a small charge of £10. The en suite has a shower cubicle with 1 step up, WC and wash basin. Photo to follow in the spring.
One of the best features of The Old Manse is the beautiful garden which is a great size for kids and dogs to play. It is completely enclosed too (although you never know for the best escape artist!). There is seating outside too with a parasol for shade.
A pretty stair case leads to the first floor, where there are several steps up/down to each bedroom.
The master bedroom is located at the end of the landing, up 2 steps. Here you will find a very spacious room with windows on 2 elevations and a king size bed (5ft wide). The en suite has a shower cubicle, WC and wash basin. Fluffy towels, toiletries and a hair dryer are provided.
The second bedroom has twin single beds (3ft wide) in that can be pushed together to make a super-king-size (6ft wide). This bedroom has access to the Jack and Jill bathroom with a shower over the bath, WC and wash basin. Fluffy towels, toiletries and a hair dryer are provided.
En Suite Bathroom to Bedroom 2
The spacious bathroom joins to Bedroom 2 and was originally a ‘Jack and Jill’ style, but you can’t get access to it anymore from the landing. It has a shower over the bath, WC and a wash hand basin.
This bedroom is very spacious with 3 single beds (3ft wide), 2 of which can be made into a super king size bed (6ft wide) which is ideal for families. This bedroom has an en suite shower room with a shower cubicle, WC and wash basin. Fluffy towels, toiletries and a hair dryer are provided.
This pretty room has a king size bed (5ft wide) and a pretty window seat for relaxing. The en suite has a shower cubicle, WC and wash basin. Fluffy towels, toiletries and a hair dryer are provided.

The Kota in the garden has full BBQ facilities inside, which is an excellent addition to the property. Full BBQ tools for use are provided in the Kota and in the kitchen in the house. There is also a gas BBQ available from 3rd May 2019.
Ocean Club Membership
The Old Manse is a member of the private members-only leisure club, The Ocean Club in Seahouses. Entry fees are £6/adult and £3/child, or weekly passes are also available. There is a swimming pool, spa facilities, treatment rooms, cafe and gym. The spa is gorgeous and the spa days at The Ocean Club are highly recommended, but booking is essential.

5 bedrooms; 2 x king-size rooms (5ft wide beds); 2 x twin bedrooms with single beds (3ft wide) that can both be converted into super-king-size beds (6ft wide) for £10 charge per room; 1 bedroom with 3 single beds (3ft wide), 2 of which can be converted into a super-king-size (6ft) for a charge of £10.
Hypo-allergenic bedding and pillows are provided on each bed.
5 x en suite bathrooms (4 shower rooms and one bathroom with bath), so all bedrooms have their own washing facilities. The en suite to bedroom 2 has a shower over the bath, WC and basin. Fluffy towels and complimentary toiletries provided.
There are several steps up and down on the ground floor of the property but no more than 2 at a time. Bedroom 5 is on the ground floor with 2 single beds that can be converted into a super-king-size. It also has an en suite shower room with a shower, WC and basin. All other living areas are on the ground floor and all other bedrooms and bathrooms are on the first floor.
Gardens and Parking
The large rear garden at The Old Manse is beautifully kept and is ideal for dogs and children with it being enclosed. The Kota (BBQ hut) is available all year round and is ideal in every season. Private parking is available for 4 cars outside of The Old Manse. Additional cars can be parked on the roadside, as long as it isn’t blocking anywhere else.
Please be Aware
The 4th bedroom has 3 single beds, 2 of which can be made into a super-king-size bed for a small charge. This room is ideal for families.
An initial supply of logs for each stove is provided from early October to end of April. The conservatory is not heated, so will be a lot cooler outside of the summer months.
Care of the Property
Our ‘Coquet’ properties are much-loved privately-owned holiday homes into which our owners have lavished much care and investment to create beautiful places for their guests to enjoy. We therefore respectfully require a cautionary Good Housekeeping Deposit to protect our owners’ property, so that if damage/breakages occur or exceptional cleaning over and above the usual changeover clean is required up to the value of the deposit, the owner can be recompensed.
You have the option of paying either a £250 refundable Good Housekeeping Deposit or a smaller non-refundable £54 Deposit Waiver, which covers you to the value of £250. Please choose which option you prefer when booking. Click HERE for more information.
Map & Local Area
The Old Manse is located in the pretty and quiet village of North Sunderland, less than 5 minutes (about 12-15 mins on foot) from the well-known town and harbour of Seahouses. The beach of St. Aidan’s beach and the popular seaside village of Seahouses, with its many shops, restaurants, picturesque harbour and the famous ‘Olde Ship Inn’ is within very easy walking distance. Your nearest bar/eatery is the newly refurbished restaurant at Longstone House is open Thursday to Sunday and has a good reputation for food. It’s less than 5 minutes’ walk away from the cottage and has a bar and beer garden too.
The Old Manse is a member of the Ocean Club, a private members-only leisure club and spa in Seahouses. Benefit from reduced entry fees which is great for enjoying the pool on rainy days, or treating yourselves to a spa day (the treatments are excellent!). More information is provided in the cottage when you arrive.
The Old Manse also a great central location from which to explore all of Northumberland, including Bamburgh (just 10 minutes drive), Alnwick, Holy Island and The Borders. There are excellent swimming pools at Berwick (with flume and wave machine) and Alnwick, around 25 minutes’ drive.
This gorgeous converted home is a wonderful place to enjoy a family get-together or a great catch up with friends.

Have just returned from spending a week in this lovely property. We were a party of 9 of mixed ages, old & young. On arrival the house was warm & cosy with the wood burning stove already set to light which we did! In the kitchen we found the most amazing & luxurious welcome hamper filled with local bread, cake, scones etc also in the fridge, butter, milk, chocolates & Prosecco! the best we have experienced and very very much appreciated by all. Onto the property itself, all five bedrooms are on-suite with good quality bedding & very comfy beds. The living room is cosy with ample seating, dining room large with it’s wood burning stove was great for meals & gathering round the table of a night for games. Kitchen was well laid out & equipped with a great utility room just off it. The wrap round conservatory was really nice but as it was cold we only managed one lunch it on a nice sunny day, it would be fantastic in the summer months. We used the Kota one evening to toast marshmallows which was great fun, again would be fab in the warmer months. We had one dog with us and were amazed that even she was well catered for too with a doggy welcome pack of treats, blanket, drying towel etc The house is in walking distance to the Main Street which has a Co-op, bakery, newsagent & choice of restaurants (Indian x 2, Fish & Chip shops x 3, we preferred Neptune’s lol) great walks along Bamburgh beach, again only minutes from the house. We’ve been to Seahouses many times over the last ten years or so and this by far has been the the best property we have had the pleasure to stay in, a credit to the owners David & Caroline who have lovingly renovated this beautiful property. I highly recommend booking with Coquet Cottages too, this was the second time I had booked with them and the process was smooth & friendly with excellent communication throughout. Tips from a local
Dine at The Apple Core in Lucker. Just about a 10 minute drive from the cottage, this small, family-owned pub and restaurant is a real hidden gem. If you are dining with a large group, or in peak season be sure to book to avoid disappointment – the restaurant area is quite small which gives it a lovely, personal feel but as it is popular with both locals and holiday makers alike it can get full pretty quickly!
Tips from a local
For a day of family fun, head into Seahouses and visit The Bunker. This is and indoor and outdoor activity centre, with 18-Hole Crazy Golf, a soft play area, climbing wall and zip wire! There is of course a lovely little cafe restaurant onsite, and a seating area for you to relax while the kids tire themselves out!
Tips from a local
Take a boat tour out to the Farne Islands with Billy Shiel’s boat trips. This is a must when you come to Northumberland, especially as you are so close to Seahouses. The tours leave from Seahouses harbour and sail all around the Farne Islands. Some stop at the islands where you can get off the boat and have a tour by one of the local rangers, and each boat tour differs depending on the season and what is nesting/breeding around the island. Billy Shiel’s tours are the largest operator in the town, still ran by all the members of the Shiel family who are the most knowledgeable about the area. Make sure you book in advance as they are incredibly popular, especially after being featured on the much-loved TV series ‘Tales from Northumberland’ with Robson Green.
